These new constructions are also very hard to rent out. So your short-term risk for buying new homes is considerable compared to buy resale.
On the other hand new homes in East Bay normally come with tile roof with an average life time expectancy of 40 years and most of the builder will give you one or two years new home warranty and ten years structural warranty. These together with modern architectures and new everything, make buying a brand new house very compelling. In short you have to think before you act. Several times over and over. To see if you can take the commute, try to take the road to these new developments in rush hours to see if you can manage stress associated with long commute for longer period of time.
